With breathtaking uninterrupted ocean views our ‘La Sabbia Beach House’ has undergone complete internal and external renovations and extensions to embrace and reflect the unique attributes of its beachfront location.
Our brief was to build a modern open plan and luxurious home, maximizing a tranquil entertaining space that was comfortable and inviting all year round for family & friends to enjoy for future years to come.
The original 90’s style double story home had several separated living issues and was in dire need of a contemporary makeover as well as extensions to the rear of the home to enhance its beachfront living.
We raised the heights of ceilings in the living rooms to gain head height and create consistent airflow. Existing internal walls were removed to open up the living spaces to have a continued seamless open plan.
The extended deck surrounding pocket courtyard promotes indoor and outdoor flow accompanied with a customized built in outdoor kitchen and outdoor cold room, the ultimate tranquil entertaining space complete with an equipped outdoor bar, capturing the afternoon sea breeze and surf. Whilst upstairs, the extended roof and deck flows seamlessly from the Master Bedroom, designed perfectly for capturing early beachfront sunsets.
In the hub of the home, the luxurious kitchen had to be functional and practical with loads of storage. The inviting custom-made upholstered banquet seating catered for extended family guests and entertaining while maximizing a sense of openness.
Five opulent bedrooms and five bathrooms occupy the enlarged abode with luxury fittings and fixtures throughout. The owners welcome a steady stream of family and friends, so there needed to be ample leg room and amenities for guests.
Timber floors introduce a sense of warmth downstairs, combined with custom made cabinetry throughout the living rooms, integrating the inhouse entertainment system for guests to enjoy.
Unique design elements are artfully placed around the house reflecting the owners and their extended love for travel and building, has captured their hearts and inspired the design of this elegantly sophisticated beachfront family home.

From the very beginning we were on the same page and path in what we were wanting to achieve with the renovation of our very tired over 20 year old 3 bedroom, 3 bathroom 2 story Beach House. Luke was a constant and amazing source of knowledge and practical ideas and suggestions with how to achieve the amazing dream that we had envisaged from the get go. All has been made possible with his talented team and amazing work ethics, construction and craftsmanship. Nothing was ever a problem and even after the construction he is still on hand for any minor adjustments and insight.
The Tomkins team were consistently friendly and courteous and joined in the enthusiasm as we all did for this amazing project. It is all we could have wished for and more. Tomkins you made our dreams a reality, they were able to utilize every square inch of the property to its best advantage. There were major challenges with access to the Beach front property but Luke took it all in his stride and was never without a smile and full of enthusiasm for each and every day.
Tomkins Constructions surpassed all our expectations from beginning to end, with no stress involved from our end. Any arising problems were dealt with little disruption and concern to us. It honestly, was an absolute pleasure having our renovations completed. We can't praise Luke and his crew enough for making the whole experience as drama-free as possible. Nothing was too hard or too much trouble and no question was futile. We felt at ease and comfortable during the whole 8 month project.
